🐝 Hey y’all, it’s Liza! I usually use this space to talk about the Hill Country market, new listings and the best places to grab a glass of wine. Today I’m doing something a little different: looking back at every sale I’ve closed since 2019. It’s been a wild, wonderful ride, and I’m so grateful to every client who trusted me along the way.
🍯 The Big Picture
- More than $70 million in MLS sales since 2019, with off-market deals on top of that
- 141 closed sales since 2019 (149 transaction sides)
- 88 listings sold, 45 buyers helped home, and 8 deals where I represented both sides
- 95.6% average sold-to-list ratio on my Hill Country sales: my sellers keep more of their asking price
- Sales across Fredericksburg, Stonewall, Harper, Hext, Mason, Llano, Boerne, Fair Oaks Ranch and San Antonio
I’ve been licensed since 2004, and I’m proud to be consistently ranked in the top 10% of Realtors® in my market. But numbers only tell part of the story. Here’s what the last eight years actually looked like.
📅 Year by Year
2019: Where it all started. 21 closings, my busiest year by count, including four lots on Hollmig Lane and a beautiful Distant View Drive home with those famous Hill Country views.
2020: The year everything changed. 16 closings and $7.45 million in volume. The pandemic market brought buyers from everywhere, and it’s also the year I said “Hello, Mason!” with my first sales up the road in Mason County.
2021: The breakout year. 20 closings and my first year over $10 million ($11.4M). Highlights included a downtown Fredericksburg home where I represented both buyer and seller, and two large acreage tracts on Ranch Road 1376 that closed the same day.
2022: Rates rose, and we kept selling. 15 closings, including my own renovation project on W Morse Street (more on that below) and the very first sales in The Views.
2023: Record volume. 15 closings and $13.1 million, my biggest year yet, thanks in part to a Stonewall ranch purchase that came together in just 18 days. It’s still the largest single sale of my career.
2024: The lot-by-lot year. 19 closings and $8.2 million, with 14 of them land. I also helped a buyer land a large acreage property off Southwoods Drive at full asking price in under a month, and helped another buyer find their home in San Antonio.
2025: Closing out The Views. 18 closings and $6.6 million, including the final Far View Lane lots, acreage in Hext, a gorgeous home in downtown Fredericksburg, and buyer wins in Boerne and San Antonio.
2026 (so far): Still buzzing. 17 closings and $9.6 million through October, including a Mason property that sold over asking where I represented both sides, buyer purchases in Fair Oaks Ranch, Boerne and San Antonio, a double closing on October 6th (213 W Morse St and 912 Smokey Oak), and 111 & 109 Beverly Drive on October 19th.
🏡 Stories I’m Proudest Of
Selling (almost) a whole neighborhood. Since 2022 I’ve sold 35 properties in The Views, nearly the entire subdivision, lot by lot. Land takes patience, and I learned more about wells, septic, easements and building timelines than I ever thought I would. If you’re thinking about buying land to build on, I can walk you through all of it.
My own flip on W Morse Street. In 2021 I bought a tired little Fredericksburg house, renovated it top to bottom, and sold it in 2022 for more than its list price in just 13 days. It’s the best proof I have that I know what buyers want and how to get a home ready to sell.
Repeat addresses, repeat clients. Seven different properties have closed with me more than once. Helping someone buy a home and then helping them (or the next owner) sell it years later is my favorite kind of full-circle moment.
Land and acreage. More than a third of my sales have been lots or acreage, from small homesites to big Hill Country ranches. Rural property is its own animal, and experience matters.
Beyond the Hill Country. Not every client is headed to Fredericksburg. I’ve also helped buyers find homes in Boerne, Fair Oaks Ranch and San Antonio, so whether you’re moving up the I-10 corridor or splitting time between the city and the hills, I know both sides of the drive.
💛 Thank You
Every one of these sales started with a person and a dream: a first home, a weekend getaway, a family ranch, a fresh start. Thank you for letting me be part of it. Y’all are the reason I love this job.
